COMMERCIAL BUILDING SURVEYS

A commercial building survey is a critical step in ensuring the safety and longevity of your property. A thorough survey can uncover structural issues, identify potential hazards, and highlight areas needing repair or maintenance.

Investing in a building survey can save time and money in the long run by preventing future problems. Knowing the full extent of your property's condition can also aid in negotiations during property transactions, as it provides essential information about any necessary repairs or updates.

Taking the time to conduct a building survey is a wise investment for any property owner or investor.

At Brik Surveyors, Peter offers a concise, user-friendly report provided in a standardised format that ensures a thorough inspection and that the surveyor looks at all sections of the property that are readily visible or accessible.

This survey report offers a comprehensive building pathology and guidance of any significant defects to the main structure, outbuildings, and related grounds.

The report will offer a cost guide, any further investigations and remedial works that may be required.

  • 3 - Defects that are serious and need to be repaired, replaced or investigated urgently.

  • 2 - Defects that need repairing or replacing but are not considered serious or urgent. The property must be maintained in a normal way.

  • 1 - No repair is currently needed. The property must be maintained in a normal way.

  • NI - Not inspected (see 'Important note') below. Regulation and Guidance Documents

The RICS Level 3 Building Survey is recommended for older properties, listed buildings, and non-traditional constructions.

  • Areas of concern that should be investigated appropriately prior to the legal commitment of the purchase.
  • Any issues that may impact present value or future saleability.
  • Any major works/expenditures that may be forthcoming
  • Whether a home has been valued accurately

(RICS Valuations and Insurance Reinstatement Valuations available by separate request).
