RICS LEVEL 3 BUILDING SURVEYS
Level 3 building surveys, conducted by surveyors registered with the Royal Institution of Chartered Surveyors (RICS), are the most comprehensive type of building survey available. A level 3 survey includes a thorough inspection and evaluation of all visible parts of a property, inside and out. Typically deployed to evaluate older and larger buildings, such a survey can provide an overview of any necessary repair or maintenance works and highlight any period features that should be preserved.
At Brik Surveyors, Peter utilises the RICS Level 3 Building Survey report, a concise, user-friendly report provided in a standardised format that ensures a thorough inspection and that the surveyor looks at all sections of the property that are readily visible or accessible.
This survey report offers a comprehensive building pathology and guidance of any significant defects to the main structure, outbuildings, and related grounds.
The report will offer a cost guide, any further investigations and remedial works that may be required.
- 3 - Defects that are serious and need to be repaired, replaced or investigated urgently.
- 2 - Defects that need repairing or replacing but are not considered serious or urgent. The property must be maintained in a normal way.
- 1 - No repair is currently needed. The property must be maintained in a normal way.

The RICS Level 3 Building Survey is recommended for older properties, listed buildings, and non-traditional constructions.
The main objectives of a RICS Building Survey is to investigate and analyse potential concerns with:
- The structural condition of a property
- Areas of movement
- Dampness
- Drainage (where accessible)
- Rainwater pipes and gutters
- Timber defects
- Insulation
- Condensation
- Roof structure
- Windows and doors
- External walls
- Services (electricity, gas, drainage, water, heating)
- Party walls
- Mundic
- Japanese Knotweed and other invasive species
- Radon Gas
- Environmental issues
- Health and Safety
The report will highlight, if appropriate:
- Areas of concern that should be investigated appropriately prior to the legal commitment of the purchase.
- Any issues that may impact present value or future saleability.
- Any major works/expenditures that may be forthcoming
- If your home is habitable and safe
